Before the inspection

What should I look for in a home inspector?

Home inspectors come from many different backgrounds and there is no one set standard. With that said, some things to ask your potential home inspectors are if they are certified by a leading International Home Inspection Association? Where did they do their in-person classroom training at? Have they taken and passed the National Home Inspector Exam? Do they offer any warranties or guarantees on full inspections? Do they offer a buy-back guarantee if they miss anything?

Will you be walking on my roof?

Unless you are a bird or a squirrel, walking on an asphalt shingle roof will remove the protective granules from your shingles; this is especially common in the warmer months where tar can be removed along with the granules. Due to this, we do not walk on your asphalt roof. We will inspect your roof with a 4k Drone whenever possible. In areas where a drone is not allowed, we will inspect from the roof edge from a ladder, as well as with a camera pole extension.

Will things be missed if you’re not able to walk on the roof?

Some inspectors will say that walking a roof is the only way to inspect it. This isn’t true. Most types of roofs that are not asphalt shingles (e.g. Tile, Ceramic, Metal, Slate, etc…) are not walked on by inspectors. Often all components of your roof are viewable via drone, ladder, or camera pole. The roof decking, the wood that your shingles are attached to, are most often accessible from the attic for inspection.

Day of Inspection

Should I walk around the house with you?

Absolutely. I’m happy to explain everything I’m looking at. There will be times where I need to focus and evaluate, but feel free to tag along and ask questions.

Can my agent be there too?

Yes! Agents are encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

Will your report be provided the same day?

Some inspectors say they will provide their report onsite, at the end of the inspection, or the same day, do you offer this service. In an effort to ensure that you are getting all of the correct and valuable information you deserve in your report we do not provide our reports onsite. We only do 1 inspection a day and spend as much time on your report back at the office as we do with you at your property. This allows us to ensure every aspect has been covered. Our reports are provided to you within 24-48 hours after your inspection.

Can you give me some preferred contractors to call?

I have a few contractors that I’ve worked with in the past that I can recommend. I still recommend you contact at least 3 in each area for quotes and do your own research.

Can I call you if I have questions after the I get the report?

Absolutely. This is one of my favorite parts. Call, text or email.

What should I be looking for?

My reports have lots of images to help you recall what you’re looking at. I break down my reports into areas that are safety hazards and other recommended items to fix/ask for.

The summary will be the most helpful area of the report, right at the top.

Will there be recommendations on who to call?

With each defect I include which type of contractor you will need to search for to get quotes.

How long will it take to receive our report? 

Our reports are delivered to our clients within 24-48 hours after the inspection.
