Whether you are buying, selling or maintaining your home, Transparent Property Inspections of Northwestern PA and Western NY provides professional and quality service from the moment you call us. Our licensed home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association.

After we walk through the home together, I will personally explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. I will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in my easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.

What is included in a home inspection?


Transparent Property Inspections thoroughly inspects and reports on the following:

  • Roof

    Roof coverings, structure, gutters, downspouts and more.

  • Exterior

    Walkways, exterior doors, eaves, soffits, fascia and more.

  • Heating/Cooling

    All major heating and cooling systems to make sure you get them in working order.

  • Plumbing

    Sinks, tubs, faucets, shut-off valves and more.

  • Electrical

    The service drop, mast, meter & base, grounding, outlets and more.

  • Interior

    Built-in appliances, doors, windows, flooring and more.

Recall Check

Recall Check is the first service for consumer recalls in the United States and has compiled over 250 million recalls from public records, to create a fail-safe system to check for dangerous flaws within home appliances.

If a manufacturer designs a dangerous product, they MUST recall that item and fix it free of charge! RecallCheck will provide the information to resolve any potential recall issues promptly.

You will be able to search the serial numbers of any and all appliances in your home!

Sewer Guard

If a failure is discovered, due to normal wear and tear, within your service entry water line, the line from your water source to your home, or your sewer lateral, the line from your home to the sewer utility’s wastewater collection system or septic tank; a $2000 benefit is offered per occurrence. The leak must be discovered in a period of 90 days following the date of the inspection, or 22 days after closing, whichever comes later.

100 Day Inspection Guarantee

If any covered items were confirmed to be in good working order, at the time of the inspection, and experience a covered failure within 100 days of the inspection or within 22 days of closing, whichever comes later, will be covered for $500/$2000.

Mold Safe

 If mold is found in your home, that was not present at the time of inspection, you are covered for remediation up to $2000.

Platinum Roof Protection Plan

For a period of 5 years following the inspection, protects against new leaks in the roof of the home. After deductible, repair costs are covered up to $3,000.
